Home Buyer Education
You don't need to know everything before we talk. But understanding the basics can help you feel confident walking in.
Mortgage Basics
A mortgage is simply a loan used to buy a home. You borrow money from a lender, buy the home, and repay the loan over time — usually 15 or 30 years. Here are the key terms you'll hear along the way.
The Homebuying Process, Step by Step
Every journey looks a little different, but here's how most purchases unfold from first conversation to closing day.
Get Pre-Approved
Before you start shopping, we review your income, credit, and assets to determine how much you can borrow. Pre-approval shows sellers you're serious and gives you a clear budget.
Find Your Home
Work with a real estate agent to find a home that fits your needs and budget. Once you find the right one, you'll make an offer.
Offer Accepted
When the seller accepts your offer, you'll sign a purchase agreement and pay earnest money — a deposit that shows your commitment.
Loan Processing
I submit your full loan application and gather documents — pay stubs, tax returns, bank statements. The lender reviews everything and orders an appraisal.
Underwriting
An underwriter reviews your file and either approves, suspends (needs more info), or denies the loan. Most loans get approved with a few conditions to satisfy.
Clear to Close
Once all conditions are met, you receive a "Clear to Close." You'll review your final loan terms and schedule your closing date.
Closing Day
You sign the final documents, pay closing costs, and receive the keys to your new home. Congratulations — you're a homeowner.
